Do I need to be in Bulgaria to start the process?

No. Initial research, document review, and preliminary discussions can all be handled remotely. You'll need to visit for the land viewing (we can arrange this around your schedule), for signing the purchase contract before a notary, and for key construction milestones. Most clients make 4–8 visits over the full project.

What does the initial consultation cover?

A free 30–45 minute call or video meeting. We'll discuss your situation, budget, timeline, and what you're looking for. We'll give you our honest assessment of whether self-build in Bulgaria makes sense for you — and if it doesn't, we'll tell you that too.

How much does your service cost?

We offer a tiered service. The basic package (plot purchase + planning permission management) is priced as a percentage of the plot cost. Full project management (from plot to Act 16) is quoted per project based on scope. Our fees are transparent and agreed upfront — no surprises.

Can I use my own architect?

For projects using our Agatovo plots, Miglena's involvement in the planning process is required — she has reviewed these specific plots and manages the municipal relationships. For plots found independently, we can provide advisory services alongside your own architect, who must be licensed by the Bulgarian Chamber of Architects (KAB).

How quickly can I move into a completed self-build?

Realistic total timeline from deciding to buy a plot to living in a completed, Act 16-certified home: 24–36 months. This includes land purchase (2–3 months), design and planning permission (4–8 months), construction (8–14 months), and Act 16 process (3–6 months). Working with experienced professionals can reduce this, but cannot eliminate the mandatory administrative periods.

Is Bulgaria safe for foreigners buying property?

Generally yes, but due diligence is essential. Bulgaria has a functioning legal system and EU membership provides important consumer protections. The risks come from buying without proper legal checks — unverified land status, unclear title, or buildings without Act 16. Done properly, through qualified professionals, Bulgarian property purchase is no riskier than property purchase in most EU countries.

What happens if the planning permission is refused?

For plots listed on SelfBuild.Homes, Miglena has already reviewed the regulation status and confirmed buildability before listing. Planning permission can still be refused for specific design elements, in which case amendments are made and resubmitted. A complete refusal for a regulated residential plot is extremely rare but would be discussed with you individually if it arose.

Can I rent out the property when I'm not using it?

Yes. There is a rental market in Bulgaria, particularly for quality rural properties. You should be aware that rental income in Bulgaria is subject to Bulgarian income tax (flat rate 10%) and must be declared. A Bulgarian accountant can advise on the practical setup, which is straightforward.

Do you speak Bulgarian?

Miglena is a native Bulgarian speaker and handles all Bulgarian-language communications, document reviews, and municipal interactions. Neil speaks basic conversational Bulgarian. For client communications we work in English.

What if I change my mind after signing the preliminary contract?

A Bulgarian preliminary contract is a binding agreement. Withdrawal typically means forfeiting your deposit (and potentially additional penalties depending on the contract terms). This is why legal review before signing — not after — is essential. We insist on this with every client.
