The Vila Rosa Plan
The Vila Rosa came out of a simple question: what would a well-built Bulgarian village house look like if it was designed fresh today, with modern living standards but respect for local tradition?
The answer was a single-storey plan that:
- Sits naturally in a Bulgarian village setting
- Delivers the open, light interior that British and Northern European retirees are used to
- Avoids the technical complexity (and cost) of multi-storey construction
- Works efficiently in the Bulgarian climate — warm in winter, cool in summer
Floor Plan Overview
The plan arranges rooms logically around a central circulation hall:
Living areas (south-facing): Large open-plan kitchen/dining/living space opening through full-height doors onto the covered terrace. This is the heart of the home — light floods in all day.
Bedrooms (quieter side): Master bedroom with en-suite to one end, two further bedrooms sharing the family bathroom at the other end. This arrangement keeps the bedrooms private and quiet.
Service areas: Utility room, storage, separate WC — practical spaces that make daily life easier.
Estimated Build Cost
Based on Miglena’s current contractor relationships and material costs in the Sevlievo area:
- Standard specification: €72,000 – €80,000
- Premium specification: €80,000 – €90,000
These estimates include:

- Standard kitchen and bathroom fit-out
- Electrical installation and fittings
